Tough one re prices . I stopped keeping an eye on Sydney after 2003.
I bought a 3 bed townhouse in paddington in 2003 . I know Sydney was pretty stagnate at this time. There has been decent growth since then but not much growth since 2011ish.
Petrie, Milton and paddington are all awesome areas and all 3 do not cover a great distance/area. If u walk in a straight line from Caxton street, you will pass Milton on ur left, Petrie on your right, walk up a slow incline coffee shops sll the way and then get to paddington and past all within 15 min walking. You will never have trouble renting and it's a no brainer for lifestyle with Caxton street and the old army barracks converted into restaurants and a cinema, all next to suncorp stadium.
I can't help u too much with exact comparisons to syd. All I will say is if u believe Brisbane will play catch up, you are looking at some of the best areas of bris with its proximity to the city.

Paddington also expensive in Brisbane, BUT will always be in demand for those with the money.
But probably half to 1/3 the price of equivalent of Paddington in Sydney.
I purchased in Ashgrove before as was a little cheaper than Paddington for large house. Only 3-5km from CBD.
