    Wow, a broker using an appropriate discount rate on a development project? That's unusual.

    If I see one more NPV 5/10 on a pre-DFS project I think I'm going to tear my hair out. I cannot fathom how anyone could see this as a reasonable discount rate, yet alone how it seems to have become an industry standard.
