1. With all this money printing, you are underestimating land prices globally.
2. You may need to brush up on your accounting skills. There is a difference between COGS and Gross Profit. You can be as confident as you want about $30-$40 cost of producing Grange, but this is the figure tier-1 sell-side Wall Street firms have calculated and confirmed with senior management. Marketing is an opex.
