So there is a good percentage of the capacity still for sale .... the Capex being used is, as you have noted, incremental, and they move to stay at the required N+1 arrangement with equipment according to the past rate of uptake. S1 and M1 are approaching 100% utilisation of installed capacity... there must be some big players interested in Melbourne with the remaining capacity at M1 to justify the construction of M2.
NextDC generally do not provide the equipment for tenants, just the infrastructure to service it.
