Things seems to be getting complicated and a touch out of hand so time to sit back and get back to basics.

3 steps to building a HOUSE;

1. Floor
2. Walls
3. Roof

Y 1. Floor - guaranteed 90c

E 2. Walls - add another 10c

S 3. Roof - add another 10c to $1.10

But to make a house a HOME and live happily ever after perhaps add a BIT MORE. After all, after lock up we need the nice fittings.

Things haven't gone too well so far but you may be better at pushing prices around rather than people.
