I totally agree.
What makes it complicated is that 90% of contracts involve a mortgagor (bank).
And before the mortgagor will commit to lending, they will need a end price and be sure the borrower can service that.
Very difficult to ascertain in a market like we have just seen.
So imo, a compromise between a fixed and floating price needs to be found.
