    Hi guys

    Decided to take on the challenge of partially designing/building my first home and everything else in between from start up to finishing polish.

    Tomorrow I am going for loan pre approval.

    The lot is 2000m2 on a 1:8 slope, grading towards the road. I want to erect a two storey steel framed stilt house. The foundation of the house will be made flat with a 1.2metre approx retaining wall at the rear and along the rear sides whilst still allowing for access along the sides and back with any excess flat.

    The block is narrow and the allowable building footprint is 18mx40m approx.
    So thinking of making a 15m wide x 25m flat pad.

    The further I go back into the cut however, the more earthworks and the larger the retaining walls so it will need to be limited.

    My dad is building the house so we are going to use a design he has previously constructed and just change it a bit to suit. He built the previous one for $80,000.

    Basically what I need to submit before I can even begin:

    Form 1. Show compliance with local Hillslope Code. This may require a geotech analysis but I am going to submit it without and only do if I am requested.

    Form 2. Show compliance with local Vegetation Conservation Code.

    Form 3. IDAS form 1 Application

    Form 4. IDAS form 5 Material change of use

    Plans. House layout, survey of lot

    The land is on the market for $245,000 but it has been there for over a year. I would like to offer them $210,000, perhaps starting a bit lower. Any tips on doing this appreciated.

    Once I have my pre approval I will make an offer on the house subject to 90 days for further finance, building/permit approvals all accepted etc.

    The purpose of posting it all on here is if anyone thinks I am overlooking something, should consider something else, would like to offer their opinions please feel free and I will appreciate them all.

    I made up a guesstimate and I know it may be way off so if people experienced can steer me towards the costs for these things thatd be great.

    This is already over my budget so I need to reduce where I can to have it under $200,000. The beauty of doing it yourself is everything should be cheaper just a lot harder.
