I would start around $180k as a first bid then give them about 9 days and bump it up to $195k.
If it's been sitting there a while you just may be able to steal it..
If you miss out while trying to find their lowest price then it wasn't meant to happen as your dream block or house will be just down the road so to speak..
If they take your first offer you will know you could of got it for 10-20k less so play the game. 10 or 20k buys a lot of extras you will need in the first year..
