Cheers AC - absolutely appreciate your views, just saying that it's breathtakingly hard to value this sort of portfolio when lenders are so gunshy. The current exposure of Aussie banks to commercial property is the extent any of them want to hold going forward - no more required.
15% interest rates like those being paid by GMG for bridging loans, that are secured, are hefty in any time.
It's just in a bad place right now - hope it goes well for others though
