It is doubtful that the ASX listed EDT will ever realise its full potential as an australian listed entity...the more likely scenario is that the trust will be taken over in the short to medium term before we see any significant improvement in the SP.
The assets are located in the US, the cornerstone investor is Israeli (EPN), the management of the trust has been sold to the EPN who in turn will jointly manage with DDR.
With the trust 85% owned by institutions, they (the instos) must be aware of the end game.
