The downside is illustrated on page 11 of their Sept 22 results presentation.
If there is a 10% devaluation in property prices and the yen devalues as well you will get back 6c in four years time. No doubt the directors and managers will have to be fed in the meantime.......
Of course there is an upside as well. You will get a lot more if prop prices stabilise or go up AND the yen stays at present levels or goes higher.
I have most of the REITs but not this one.
