No doubt that online retail is here to stay, but that doesnt mean prime retail (that has had decades of growth around it) is going to face long term structural decline.
Population density is a big enabler for shopping centers, and thats not going to change. I expect online sales could change the mix of retail tenants, but prime retail space will still attract prime tenants, and people will still want to shop with other people, or to talk about the product (with a real person), or just for convenience of having lots of shops/services close by.
There will be probably be some restructuring between office/retail/residential, especially with work from home being a factor, but it makes sense that the properties that less profitable will be the ones that are repurposed, and population growth (assuming that gets back to normal) will counter any decline.
There a lots of ways to invest in response to covid, some have peaked, but i think we have a long way to go with SCG
