the market believes the assets are valued less than $19b. lots of REITs have had material asset write downs this year so the market probably expects the value of the shopping centres to be written down too. That and or perhaps an expectation that poor economic conditions in 2024 and beyond may result in more businesses going under, thus potentially impacting SCGs lease revenue. I would say that's less likely though given occupancy rates are always so high.
