buyers still out there...

Hi All...

Just exchanged on an investment property we have held for 12 years.
In that time the property has doubled. The day we put it to market an announcement came out that property prices across Australia had fallen the most in the last 6 years. We did not hold out great expectations for the price.

However, the price achieved was the top price for a unit of comparable size in the building The property itself is on the City fringe suburb of Ultimo so demand for this type of investment still appears healthy despite all the doom and gloom. We also received another offer after exchange. The property had a lot of positives and stood out when lined up against others in the building and area. So, I guess when buying it is a good idea to look for features of the property, no matter how small, that will make it stand out from the crowd when you eventually sell it.
