I have a client that just purchased a block of 4x1 bed units in Arizona. He paid 65k and then had to spend around 35k to make them livable. Expected net return is 15%. Expected growth...unknown.

We talk about floods in QLD, however that doesnt even come close to the flood of properties on the market and its expected to get worse.

9k is not a lot money and would only allow you to buy a rural housing block in a town in OZ with a population of about 300 people.

I would throw 9k in a Oz speccie and hope for it to be a multi bagger.
