I don't know about WA but Vic have a web site (www.land.vic.gov.au) that provides a heap of great info - titles, overlays, utilities, etc. You mite be able to find a web site like that for WA...

The agent should provide you with a sec32 if you request it.

Other than that I would have to say I agree with kincella, ask the agent to explain, then if your happy with the place make an offer subject to the relavant inspections taking place.

A pest inspection is a must. I've done a fair bit of termite repair work and they usually pop up in the wet areas such as bathrooms and kitchens - the most expensive rooms in the house.

There's also a heap of info on the building commission's web site - www.buildingcommission.com.au.
