I too am looking.. What I have learnt so far is that you should ring the council of things that may concern you.
Also the contract the agent has should outline where everything on the property is, ie, sewer lines, storm water etc etc. It may also mark out and explain the access point.
Asking the Agent is also not a bad idea.
