Funny this subject should come up. Have been considering buying undeveloped land, and a heck of a lot of it but not for the purpose of personal housing.

Have considered a few different packages of over 1200 acres in areas very close to beachside towns, currently booming. I believe Retirment Villages are the future, with an ageing population, increased leaisure time activites, caravan sites diminishing and more dollars apportioned to catering for the elderly you can't go wrong, especially near centre with significant infrasture.

So far , in the course of my research I have determined that you can purchase an acre for at least $1000.00. Of course the key, is having the capital, or backers involved. Even so, it makes that $100,000 go a hell of a lot further and secures your eventual retirement with guranteed paying customers.

Buy big not small and use professional organisations for partnerships. A heck of a lot more successful than burning good friends and good money.

Guarantee no-one and limit your exposure.
