i would also look at clauses to put in the lease that are maybe property specific ie: if the property has some level of future development potential, it would be a good idea to include a redevelopment clause, thus giving you an exit if you deide to develop or if a developer is looking to buy from you during the lease tenure.....also, rent reviews are very important in times of rising rents...
