It seems you have a fundamental misunderstanding of the purpose of valuing a resource. Of course there are costs associated with extracting the resource, but that is beside the point. The purpose of this exercise was to estimating the value of the company's proven resource.
Regarding the cost of extraction, from memory, i believe CE1 is running at ~65% gross profit.
