I wouldn't touch Liverpool. Older brick places filled with junkies, long term unemployed. Next to zero capital growth over a period where prices have gone up exponentially in Sydney. Any newer builds are very low quality with builders the type that phoenix companies to wash their hands of problems.
A friend was renting a newer place in liverpool a few years back. Render was falling off the building within 5 years of construction. Bathrooms were all internal so had mold issues due to no natural ventilation. Basement garage regularly flood in heavy rains.
