    I agree with Steini.

The "fear factor" has been placed into everyones minds and people are itchy to sell, for no apparent reason. I think most sellers of many stocks, not just VPG, will be kicking themselves in 2 years time.

I think VPG may have undervalued some of their assets, people will always need property. The worst is behind us. Properties all over the world are cheap, and people that have the $$$ are scouping up.

Once all the big players behind this global crisis game have made set them selves up with cheap assets you can bank on it that the stock and the realestate market will begin an uptrend. News headlines will be reading property and stocks recovering once again.

Its funny just how manipulated the whole media industry is. When oil and interest rates were at their peaks analysts were reporting oil to rise to $200/barrel, or lock in your interest rates we are going over 10%...did any of those happen?? NOP!! All those people that locked in their interest rates are loosing out, anyone that bought oil at $146 has lost big time

So in conclusion, property and gold..you can't go wrong. Provided the management at VPG continue to perform we have nothing to worry about. Debt covenants will not be breached, new tennants will be liend up and we will reject any take over offer from Mcabe at 15 or 20c :)
