Not so sure Hokey, the DC they are building in Sydney is anchored by a Fortune 50 Company and is bigger than all of Next DC current capacity in total in Australia, but they are doing in just one DC in Sydney. Then they also are building a Melbourne DC and settled on the property last month. Search the news articles, this is not a startup which will be years in the making. They already have signed Fortune 50 companies and are delivering capacity within 12 months. Its all in the press if you search.
