    Sometimes i really have to wonder about property in this country.
    Returns are nowhere near where we would consider investing.

    We have a family construction / property business in australia and in ireland .
    While australia is a civil contractors dream with decents returns to be made we wouldnt touch the property.

    Our last property purchase was in Ireland 2 years ago. ( gross return 14%)
    Prior to that we sat on our hands through the whole irish economic boom . 1999 was last time we bought property. As a rule if it doesnt return 10% its not worth buying.

    We hold not a huge amount but have over 40 tenants at any one time.

    We are investing in civil plant in this country since 2012 with view of stopping all capex in next 18months as we see a 4 year window to capitalize on the equipment we bought. Again with minimum of 25% deposit 3year term no balloon.

    Everyone is different but sometimes not following the crowd is where the smart money is.

    Thoughts?
