Thats true, real taxable Australian property gains are fully taxed.
Personally, the tax benefits on shares and other assets pretty much exclude me from being an Australian landlord and I don't have any great desire to be a NZ landlord either
Fortunately, the main resident exemption still applies to temporary resident.
