Asset sales are by far the best way to handle things; if you can find someone willing to take even top tier assets for more than 60% or so BV you should. It’s better for shareholders, if not the company.
The big concern with debt is ing unable to access capital markets and refinance debt. I think going about it this way is a bit overboard. I’m not sure how difficult it is to raise hybrid-like debt (a la SCG) where the coupon is very high, but in exchange it’s lower than regular debt and doesn’t count against LVR. Maybe that’s only a thing with lower LVRs than this, but a low ranked bond paying 5% or more would be vastly preferable to this CR long term
