It's a lack of viable alternatives. The property market has slaughtered the other sectors of the Australian economy. The money has to be parked somewhere. So long as the risk is deemed to be low, it will continue to receive inflows. Even though the dividend yields are below what you can get in a bank account, the need for capital gains to show to fund investors drives it on. Until it doesn't.
