    hi Exised, thank you so much for that very thorough explanation together with very useful charts. I asked mainly because I lack a lot of knowledge myself regarding the housing market and how much people actually feel the pressure of interest rates going up. If I look around (I’m in Sydney eastern suburbs) all I see is happy people happily spending on everything from designer clothes to cakes and coffee at any sort of overpriced ocean front coffee shop / lunch place. I just don’t want to get a distorted impression of what the average Australian under financial pressure looks like. I come from humble beginnings myself and therefore wouldn’t believe that Sydney is an 100% accurate representation of a low and middle income Australia (Eg. people that initially have chosen interest-only repayments on their mortgages).
    Unfortunately I don’t have a chart but I’ll see if I can find one for you. From memory I think the expiry dates of the interest-only mortgages was something like 8% in November 2022, escalating to 78% in June 2023 (these are just numbers from memory, mind you).
