One thing I don't like about the area our neighbour found REE's in soil samples and rock chips is that it looks like it's right in the middle of productive farmland from the aerial photos, there's what looks like a dam within a stone's throw and paddocks so that might potentially cause issues if they do find a resource and want to mine it. Conversely Karloning is a large pegmatite that's already been operated as a quarry and would likely be easier to progress IMO.
