Just bought a 3 bed house as an investment in Kanwal, Central Coast. Well under 400k. Had been researching the Central Coast for a couple of months. The market in Gosford and Wyong Councils areas is very hot atm. I guess its as a result of the flow on affect of continued Sydney property price rises. Possible large Chinese investment on the horizon particularly within Gosford Council area. Huge numbers attending open houses and properties are selling at over valuation prices. Something that I learnt was that properties in flood affected areas, and there are alot, generally sell somewhere around 20% less than non flood affected properties. The flood affected properties can also have huge premiums for insurance and properties deemed at risk of "climate change" ocean level rises can have astromonical insurance premiums. Many insurance companies will not insure for flood cover at all in some areas.
