Thanks Lavender.

The replies have made me see a few different angles to VPG (which it was designed to do) as I was considering buying VPG but couldn't see why I would switch from CER. I is very interesting to hear that some of the responders hold both shares and inter-trade their portfolios.

CER make great play of the fact that their properties (in the US) are occupied by large companies trading in non-discretionary goods so are (supposedly) less affected by the economic downturn. This may be an advantage against industrial or commercial real estate in the EU. And the EU economies are still to hit bottom, whereas US is basically on the bottom now. Just a few thoughts. I do think VPG is a good long term buy - just in the next few months I think CER will do better.

Time will tell.
