Yes we need a more stable population, and yes we need more home construction. Problem is for home construction we are pushing the cost higher and higher with green, red, black and all other colours of tape, and there is just not enough tradies to do the jobs - this inturn increases the price of existing homes due to increased demand. Increasing burdens on investors only ultimately makes the rental market worse. NG is perfectly fair - equal treatments of gains and losses. CGT could be improved by returning to the old indexation method for ALL investments including shares - this would reduce shorter term speculation.
