    My fundamental question is this:

    Precisely what exactly about the "A" bit of "NTA" is fundamental? Is it how much the bank will loan me? Or.. is it how much someone will pay me to buy it... or is it an opinion of a combination of both?

    Who decides "A" ?

    In any event, neither of those have anything to do with fundamentals, and neither does "A" (being assets).

    Talk operational earnings. Talk operational metrics and KPIs. Talk rent increases and occupancy. Those are the fundamentals for a REIT... in the case of REIT, "A" is naught but noise.

    Im glad I held my parcel, I understand that more of the centres are rented out than aren't, that there is enough rent coming in the door to more than meet interest (although Im not sure of the coverage lvl, if someone could enlighten me?), and I believe that rental increases are factored in to the leases of those tenants that are staying put.
