Well done on the property Smug. I guess in your situation you have made a motza on a2 and selling now or later is just a number on paper as I'm sure you could afford to retire many times over. At some point you need to make choices to buy things that improve your quality of life significantly (i.e. dream house) - these are priceless. Always thinking about wealth building eventually takes it toll on your quality of life (stress). I do see your conundrum however, if I were in your shoes I would try to lock in a price around $10.50 up for the land settlement (and if you can't secure a good price - thats life!), and I would look to sell for the house build costs further down the track when the SP reaches old highs - most likely in Jan / Feb. If we do see a major drop in the SP over the next few months - I would just wait til the SP recovers before building on the land - if there is no mortgage on the land, you have time on your side.
