You don't know what (if any) fees are being paid and how much of the DFS cost is still current (could already be paid)

You don't know what the option agreement entails and what (if any) deposit was required

I fail to agree with your assertion that they need cash right now, particularly that they might have less than 1 quarter of cash left. It simply isn't true and based off nothing but pure as nonsense speculation.
