I have been accumulating as well. I 100% agree with your 3 reasons.
Although, I think the previous high was partly due to a low AUD.
The average AUD/USD rate is around 75 cents. So when it was down in the 60s early 2020 CSL SP was elevated by currency. Since then the AUD has been steadily been rising. We are now above the long term average, so I figure the SP is a bit below where it should be. That said, markets are emotional, so when it gets a head of steam due to currency it get's ahead of itself and the same on the way down, so probably a bit lower again right now. Plus management told investors they've already made their money for the year so there are clearly better opportunities out there for those that are looking for short term wins.
But for long term investors it is just noise and/or buying opportunities.
