people don't have to move out of homes in droves for prices to fall 30%
it is only the buyers and sellers who determine the price, not the holders who do not move residence
just like I may hold shares, I do not need to trade the shares (or sell my home) for the price to rise or fall, the price is determined by those who buying or selling
the people who do not move house are sitting on paper gains or losses, it is really a moot point until they sell their home
