    the yield will be ''so'' until they sell it to you and 4 (maybe6) months into the contract "something unforseen" happens that will shatter that deal and it will revert to a good old fashioned 2% , if not total vacancy !

    you will be left with an option of suing a tennant thats broke anyway or dealing with a fact that you 'got had'...

    all the REA's in the deal will feel that the situation is rather unfortunate but since it is not their problem...

    another cheap trick in the book of "RE genious"

    (are they capable of any other kind?...i doubt it)
