HH - just as an aside - In light of the criticism I have leveled at AVB over the last 3 years for missed deadlines I cannot help but smirk a bit when i look back at the December Investor Update (I inadvertently said Nov. earlier) and read this:

"Company actively pursuing new business/JVs providing shareholders with the potential for "substantial near term upside" ~ Slide 36

Especially now that the March Investor Update has replaced this statement with:

"Actively pursuing new opportunities to enhance shareholder value" ~ Slide 23

It's a subtle change in rhetoric that made me smile.
