Yes the owners are looking at 3-5 year lease, when you work it out is is a very large commitment to make. Shorter length & agreed options to extend @ a specific rate would be idea.
I'm putting my view of everything together currently and then hitting up someone I know in the industry (of what I plan to open) for their view and if they would like to partner up for the venture.
