Hi.I have had some experience with this and have learnt the hard way also.
My experience is that it is very doubtful they would offer any cash at all but may offer some very basic improvements.
I have had the greatest success when offering the full rental price with long terms and conditional upon being given 3 months rent free to get fit out done.
For some reason giving months rent free doesn't seem to feel as though they are discounting as opposed to offering cheaper rent.
Offering 2% yearly increases is a better option than CPI or rent reviews in a looming high inflation environment.
