Oh, and take lots and lots of photographs of the building as it is before you move in as well as writing a 'Condition Report' so that there is no argument about what the condition was like before you moved in (for the purposes of reinstatement at the end of the lease).
The reverse side of this works well for the landlord too. I've had tenants who have tried to leave premises in a severely damaged manner, tried to pay cash for the reinstatement and I've refused on the basis that they have done the damage and they can fix it up. Those photographs certainly came in handy and they certainly did organise the necessary tradesmen to fix it up.
