    Commercial appeals to some people as a diversification to resi. The yields are good and the involment is minimal. The tenant pays outgoings and maintains the place. Sometimes you can work out deals on fitout costs etc. The downside is you can have long vacancies if wrong type of fitout or asking too much. I have a couple of units in Malaga, which is well established and in demand. The outlying new areas are risky. Port Kennedy has vacancies and units are selling for less than 4 years ago. Some of the more seasoned operators do make big money but they work in millions per property. Three years ago was the best time to buy, last 12 months has seen a lot less on market and only now are prices starting to move, hopefully rapidly. I am too old to buy any more in rough areas like Grra, good investments but too hard.
