commercial property p/e's

interested what you think are average p/e for small retail shops.

ie. 20k rent

purchase price 400k
yield 5%

p/e= 20 times future earnings.

p/e sounds high? is this the norm?

or am i missing something here

growth limited imo so ??? any potential investment.
