    kincella I think you have some good advice there mate.

    The bottom line is you need to know how business works before you get involved in anything IMO.

    If your selling something always test the market to see how much interest you will get,this is the best way to get a better understanding on what you may get price wise.

    In my experience real estate agents only look out for them selves, a lot of them just do it because there is not much work around and don't hold a lot of knowledge on property.

    I remember getting my house valued some time back,I asked her how she goes about appraising a house and she said by looking at the cornices for cracks.

    So going by that, all you need is some paint, no more gaps, a paint brush and wollah! you just made an extra 10k lol.
