I wonder how many of us own a few residential properties with LVR's far far in excess of what the market is panicking about with these REIT's .... I have 8 rental investments , LVR over the whole portfolio is around 70% ... way way above the 40-50% level of alot of the stocks like GMG which have dropped 90% + over the last few months. True I don't have massive unrealised losses on IR swap and fx derivatives but I do have a few fixed rate mortgages with a few years to run that are about 2.50% higher than current rates ....
I wonder what my equity is worth ... but I don't need to talk to my bank on a daily basis. Maybe that's the key to how this all unfolds ... will the banks ride it out to save the equity holders or are the debt holders that desperate to get their money back that they will "stuff it all up" !!
