It was interesting to read some of the commentary on TOT from the TGP presentation in late October. They spoke lot about scaling TOT although were a bit vague with the language used. The fund is described as the "flagship vehicle for the core real estate investment strategy" and management states that the growth in TOT will occur through organic acquisitions which compliment the existing portfolio of assets as well as M and A activity of both REITS and unlisted property funds seeking liquidity. My question is how we are going to get the scale to do this if we're already moderately geared and are paying out all of the rent from the 2.5 office buildings in dividends? A big capital raising isn't going to be the greatest outcome when the NTA discount is so big so I presume there will be partnerships with other 360 funds.
