    What you all have to remember is commercial property is very different to residential. Commercial is in fact a very good defensive asset depending on location etc. The beauty of a one stop shop is it brings a lot of business in.

    Providing and based on the fact CNP's rents increased so it appears to be true that there is no big centers next door in a down turn they strangle the small shops nearby i.e. corner delis etc which can't compete on price.

    In fact each centre can lose a couple of small tenants as we have seen as the main income comes from the big super markets etc and rents can still increase. Valuations are very different in commercial also.

    Based on not only rent but land content and location. Did the big centers go vacant during the last downturn? No they were very busy. Why because we need essentials to live and CNP sells them. I doubt it will be a big issue.
