    VPG's situation has been renegotiated. No debt repayments till 2011 I think.

    "Valad Property Group (VPG AU) rose 6.3 percent, the most since Feb. 19, to 3.4 cents. Valad negotiated a new agreement with lenders to avoid breaching agreements on an A$497 million ($318 million) facility, according to the Australian Financial Review. The newspaper cited Chief Executive Officer Peter Hurley as saying he will now focus on European debt facilities. "

    Property prices have been smashed so REIT prices got smashed....but come on...VPG was well over $1 before this debarcle.

    Do you think they are worth 4% of what they used to be?

    Their gearing ratio is around 35%.

    They have asset sales lined up:

    "The re-emergence of syndicates has seen good transactional evidence and good support at up to the $20 million level. The sale of the Maritime building in Wellington, partially owned by Valad, will be interesting to observe," he said.

    VPG will move...going to happen over the next 2 weeks in a big way imo as Insto money which a lot of it is in cash is said to be entering the market again and what I hear from analaysts on Fox Business / CNN etc is that the most oversold sector is property / REITS.

    For me...VPG's position has been the one thats most oversold, hasn't rebounded and stayed there where others have had a good bounce....also...I think its a takeover target for the opportunistic but we'll see it at 20 cents before then.

    I'm just saying its time to think whether to sit and watch or get in now before it does possibly jump 3 or 4 times its price over the short term.

    I for one am in, liquidating some others to day and getting more VPG....then going on aa road trip for a week or 2 and will check end of day prices and be patting myself on the butt for research and what I believe will be a great short term profit.

    Each to their own though and all opinions are worth the same....but I have been holding VPG for a while now...got more yesterday and think we are treading a thin line between sitting under 5 and moving over 10 very quickly.
