efe re Coolangatta and it's surrounds I'd hold off buying there til there was some indication that it is to be revitalised "gentrified". The area has always been the "depressed" end of the Gold Coast. It's charm was that it had much better surf beaches than the mis named Surfers Paradise. Kirra,Coolangatta,Greenmount with Rainbow Bay for "kids"[because often a safe lagoon formed] as well as the Snapper Rocks Board Riding area.
Anyway all of these beaches have been ruined.Due to Tweed dredging and sand drift these beaches have turned into deserts like it can be a 10min trek to get to the sea over the beach. Also all the point breaks at Kirra and Greenmount have been ruined.Rock outcrops have been covered and last I went to Snapper Rocks I could find not a sign of marine life like anemoneas[?] kinda things.
Anyway,massive closings of businesses,Coolangatta shopping precinct has been wiped out for years,decades by the Tweed. Coolangatta I've read has the highest proportion of Pensioner population and the old flats from the 50's in pockets of Kirra are often inhabited by a desperate "feral" population.
So efe it does come to as to whether you are buying a beachside unit for investment or to live in. If investment I suggest you go look at a highrise around dusk on a week day or off season weekend and count the dark,no lights appartments. Give you some idea of Occupancy. Be very aware of Views being Blocked Out by future developments especially in the Kirra north strip.
Realise that the shops struggling are your tenant pool packing up and moving on
in short Coolangatta has always been the "poor end" of the Gold Coast strip for Property "Culture".It recently [about 5/10years ago] had a splurt at Upgrading/updating[we sold] but imho that the beaches were ruined,it's natural attractions devalued over decades has left the Gatta at the bottom of the swamp that pretty much the whole Gold Coast has become.
Now of course you may want to Reside there,efe,not do a rent appartment investment and that's an entirely different matter making this post in most part irrelevant.
ps had a personal family connection to Kirra for 50 years with my family having a further 50 years or so before that.
